Smart City / High Tech Core in South of Portugal

We have 137.700.000 m2 (1377 ha) of Land bathed by the River Arade who ends in the Atlantic 4 km away from the Land. 300.000,00 m2 Building Permission to create the first Smart-City in South Europe.
With 110 ha of: Office Parks, High Tec Industry Park, Science Institutes, Hotel, Residential, University Campus, Marina, Solar Plant, Leisure área on 1.200 ha.

The idea of the Project

The idea of the Project is to be a viable economic project and for too create values for the investors in the long and short term. The concept has several components for such an effect. Since there are 300.000 m2 of construction area already authorized in an area of 11.000.000 m2 of land and within the total land of 137.700.000 m2, it should be divided in the following way:
a) Campus of the University with a Land of 250.000 m2 and construction area for 60.000 m2 college buildings (Example University of Lisbon)
b) Plaza and Food Court and Services in the city center next to the Campus with a building of 40.000 m2
c) Business Hotel with congress center of 5.000 m2 in the center with a Land of 25.000 m2 for garden pools and park.
d) Hospital Clinical Center on a Land of 25.000 m2 with a Building of 5.760 m2
e) College, School and garden school 5.000 m2 of Land and with a building of 2.500 m2
f) Technology Center and Buildings for Science and Technology Enterprises on a 250.000 m2 plot and buildings with a total of 123.000 m2 (twice the Google headquarters in Silicon Valley)
g) Marina with a Land of 50.000 m2 and construction of buildings and Hotel of support of 3.740 m2
h) Residential part with Houses of Students, Apartments and Villas in the remaining Territory with 60,000 m2 of construction area:
▪ Apartments 29.200 m2 construction (80 Apartments T1 (80 m2) + 80
Apartments T2 (140 m2) + 60 Apartments T3 (180 m2)
▪ Buildings of Students 5,800 m2 construction (each room 45 m2)
▪ 100 T3 and T4 villas with 250 m2 of construction each and a Land of 2.000 m2 to 5.000 m2 (500.000 m2 Land)
